Ponce Park Coral Gables: The Complete Buyers Guide

Ponce Park Coral Gables is a boutique collection of 58 European-inspired residences on Ponce de Leon Boulevard, priced from $3.1 million, developed by The Allen Morris Company with interiors by Meyer Davis. This guide covers everything a buyer needs: the residences, pricing, amenities, the team, the deposit schedule, and how to buy at no cost to you.

What is Ponce Park Coral Gables?

Ponce Park is an 11-story, 58-residence building at 3000 Ponce de Leon Boulevard, at the corner of University Drive and directly across from The Plaza Coral Gables. It is intentionally boutique, designed to feel less like a tower and more like a private European address in the heart of the City Beautiful. The project broke ground in December 2025 and is estimated for completion in early 2028.

The building was envisioned by neoclassicist architect John Cunningham of Zyscovich, known for distinctive Coral Gables landmarks such as Alhambra Towers, with interiors by the international Meyer Davis studio and landscape architecture by Andres Arcila of Naturalficial. Roughly 25,000 square feet of ground-floor retail and a contribution to the adjacent Ponce Circle Park anchor the project in the daily life of the neighborhood. You can see the full building on the Ponce Park overview.

How much do residences at Ponce Park cost?

Pre-construction pricing at Ponce Park starts at $3.1 million. The collection spans two-bedroom homes with a study, three- and four-bedroom residences, and a rooftop penthouse collection, with interiors ranging from roughly 1,900 to more than 6,500 square feet. Because availability and pricing move as the building sells, the best source for a current price on a specific residence is a direct conversation with WIRE Miami.

What are the residences like?

Every residence is delivered with private elevator entry opening to a wood-paneled foyer, ceilings up to 11 to 12 feet, European oak floors, and natural stone throughout. Each home has an 11-foot terrace with a fully equipped summer kitchen, custom Italian walk-in closets, a built-in bar, and integrated smart-home technology.

Kitchens are designed by Meyer Davis with handcrafted Italian wood cabinetry, Italian stone countertops with double waterfall edges, a Sub-Zero and Wolf appliance suite, and La Cornue gas ranges in select residences. Primary baths feature soaking tubs, double showers, custom stone vanities, and Dornbracht fixtures. Explore the full features and finishes.

What amenities does Ponce Park offer?

The amenity program is crowned by a rooftop retreat with a lap pool, a reflection pool, a cold plunge, a Jacuzzi, and private cabanas, alongside a staffed sky bar and lounge overlooking the South Gables skyline. Below it sits a holistic wellness spa with his-and-hers steam and sauna rooms, a co-ed hammam, and private treatment suites.

Residents also enjoy a fitness center with an adjoining Zen garden, a private dining room, a conference room and library, and a ground-level lobby lounge with an artistically inspired grand staircase. Service runs from a hospitality-trained concierge and 24/7 valet to a la carte housekeeping, private chefs, and wellness treatments arranged on request.

Who is developing Ponce Park?

Ponce Park is developed by The Allen Morris Company, a Coral Gables institution with more than 65 years and over 85 developments across the Southeast. The general contractor is Kast Construction. The pedigree matters in pre-construction, because it speaks directly to whether a building gets delivered on time and to standard. We cover the firm in depth in who is the developer behind Ponce Park.

Our hope is that future residents feel not just impressed by their experience at Ponce Park but genuinely inspired by the place they will call home.

What is the deposit schedule?

Ponce Park uses a staged deposit: 20 percent at contract, an additional 10 percent within 60 days, 10 percent at top-off, and the 60 percent balance at closing. With delivery estimated for early 2028, the structure lets buyers commit a portion now and the majority at completion, a common approach in Miami pre-construction that offers leverage through the build.

Why Coral Gables?

Coral Gables, the City Beautiful, is one of South Florida's most supply-constrained luxury markets, with strict design controls, tree-lined streets, and a walkable downtown anchored by Miracle Mile. Ponce Park sits across from The Plaza Coral Gables and steps from that downtown, with the University of Miami, Brickell, and Miami International Airport all roughly 10 to 15 minutes away.
