Ponce Park Pricing and Floor Plans Explained

Pricing at Ponce Park Coral Gables starts at $3.1 million and runs up through the rooftop penthouse collection. Here is how the four collections, square footage, and the deposit schedule actually work, so you can understand what your number buys.

How much does Ponce Park cost?

Pre-construction pricing starts at $3.1 million. Ponce Park is a boutique building of just 58 residences, so inventory in any given layout is limited, and pricing moves as the building sells. Rather than publish numbers that go stale, the developer prices by residence, which is why the most reliable figure for a specific home comes from a direct request to WIRE Miami.

The four collections

Ponce Park is organized into four collections. Each has its own character, and the price of any residence reflects its collection, floor level, exposure, and view.

Two-Bedroom Collection

Two-bedroom homes with a study or den, two to three baths, and roughly 2,400 to 2,860 square feet of total area, with interiors starting near 1,900 square feet. These are the entry point into the building and the layouts that begin at $3.1 million.

Three-Bedroom Collection

Three-bedroom residences with a study, some with a dedicated office, three to four baths, and roughly 3,500 to 3,700 square feet of total area. The corner three-bedroom layouts are among the largest non-penthouse homes in the building, with generous living and dining proportions.

Four-Bedroom Collection

Four-bedroom residences with four baths plus a powder room and roughly 2,840 to 2,870 square feet. These pack four bedrooms into an efficient footprint and suit families who want bedroom count over sheer square footage.

Penthouse Collection

The rooftop penthouse collection features duplex layouts, private terraces, and the largest homes in the building, reaching more than 6,500 square feet, with panoramic South Gables views. To preview a penthouse, request a private showing.

How square footage is measured

Like most Miami developers, Ponce Park states square footage measured to the exterior boundaries of the exterior walls and the centerline of interior demising walls, which is larger than the interior airspace figure in the condominium declaration. Each plan lists interior, exterior terrace, and total area separately, so when you compare residences, compare the same number across each. WIRE Miami can walk you through the exact areas on any plan.

What is the deposit schedule?

Ponce Park uses a staged deposit: 20 percent at contract, 10 percent within 60 days, 10 percent at top-off, and the 60 percent balance at closing. With completion estimated for early 2028, you commit 40 percent through construction and the balance at delivery.
